TODAY is the real estate developer behind the Layers concept. We are also developing Storage Club, which focuses on modern, sustainable and flexible garage units at top locations. Our Storage Club concept can currently be found in Amsterdam and Aalsmeer. TODAY is also working on last-mile logistics under the name Urban Miles, in which we create sustainable distribution centres near city centres.

Yes, every business park has its own compulsory and active Owners’ Association. The Owners’ Association arranges things such as building insurance and a long-term maintenance plan and is responsible for managing the site.

You make an initial one-off payment when buying your Layers unit and then pay a monthly owner’s contribution to the Owners’ Association. This covers the management costs and insurance policies and is also used for adding to the reserves to pay for major maintenance.

The purchase and building agreement contains all the rights and obligations associated with the purchase of the land and the building work needed for creating the Layers unit.

Have you made your choice? Take an option on one or more Layers units. The option will remain valid for four working days.

After you have taken an option, we will ask you to send us the following required information: your name, address, passport number and – for businesses – your registration with the Chamber of Commerce.

Within two working days, you will receive the purchase and building agreement, which you can sign online using DocuSign. Congratulations on your Layers unit!

Yes, you are free to sell your Layers unit after it has been transferred to you and you have received the key.

V.O.N. is an acronym for ‘Vrij Op Naam’. This means that the sale price includes VAT and that the costs of the notary, the Land Register and the transfer tax are included in the price.

Yes, if your business is registered for VAT, you can reclaim the VAT on your tax return.

As the owner of your Layers unit, you are liable for property tax. This amount is calculated based on the WOZ value (the official valuation).

The water and electricity connections run up to the meter cupboard. The electricity connection has a capacity of 3 x 25A and the water connection has a capacity of Qn 1.5. A data connection will also be created, if available. The costs of utilities will be charged separately and will not exceed €4,000 per unit (excluding VAT).

Yes, an electricity connection with its own meter has been provided by the network operator. This connection and meter are not included in the basic building sale price. The connection fees levied by the network operator will be charged directly to you.
